Inspire Brands Lease Administrator in Atlanta, Georgia
Maintain, coordinate, and administer all financial lease obligations for Inspire Brands company operated and subleased locations to help protect and safeguard its real estate assets.
RESPONSIBILITIES
Ensure lease payment compliance by processing monthly invoice payments in a timely and precise manner, billing back subtenants as applicable, tracking for receipt of any missed billing periods, ensure appropriate backup is received.
Manage and distribute monthly, quarterly, semi-annual and annual Percent Rent reports and payments.
Accurately review and process reports and payments and billings to meet due date requirements.
Manage monthly operating expense adjustments including validating amounts, scheduling payment or billing variances, ensuring Costar is updated for compliance and quality reporting.
Handle all Landlord inquiries related to rents, percentage rent, operating expenses, etc. in a timely manner.
Resolve discrepancies utilizing lease language to ensure validity of obligation.
Team lead in communicating, resolving and tracking Landlord day-to-day payment issues including check requests, voided payments and confirming payment reissues.
Updating Costar with applicable modifications for payment and billing accuracy.
Maintain excellent long-term relationships with external clients (i.e. Landlords, Property Management, etc.) as well as internal clients (i.e. Lease Accounting, Fixed Assets, Real Estate Tax, Brand Accounting, Sales Tax, Accounts Receivables, Legal and Risk).
Audit miscellaneous landlord charges.
When in question, discuss with Operations to determine validity, issue payments as needed or dispute when questionable.
Review annual and escrowed operating expenses against lease requirements, reconcile corresponding payments/billings and determine payments/credits and billing differences.
Make required changes in Costar and issue payments or credit as needed.
Other miscellaneous duties upon request.
EDUCATION AND EXPERIENCE QUALIFICATIONS
Preferred: 4 Year Bachelor’s Degree Or Accounting Degree
1-4 years of Lease Payment Administration, Accounting, or Billing experience
REQUIRED KNOWLEDGE, SKILLS, or ABILITIES
Knowledge and understanding of lease financial requirements.
Proficient in lease abstraction software (i.e. Costar, Lucernex, Oracle, etc.).
Strong customer service attitude.
Proficient in Microsoft Word, Outlook, and Excel.
Ability to thrive in a fast-paced environment with constant changes.
Ability to multi-task many activities, projects, and timelines.
Good organizational skills, attention to detail, and accuracy.
Self-starter with the ability to set priorities and goals and work to accomplish the goals.
A track record of building positive and respected relationships with team members and other functional departments.
Performance-driven, results orientated with a strong work ethic.
Excellent interpersonal skills including oral & written communications with a customer service mentality.
